Old Town Seal Beach
Old Town Seal Beach is probably SoCal’s most charming coastal community; with a walkable, small-town neighborhood where the pier, great food, and genuine community are part of everyday life.
SoCal’s Most Charming Coastal Community
In California, there are plenty of beach towns. And then there’s Old Town Seal Beach.
If you know, you know. And if you don’t, this might be one of SoCal’s best kept lifestyle secrets. After 17 years of calling it home, I can tell you: Old Town Seal Beach isn’t about being flashy or overdeveloped. It’s about slowing down. It’s about living close to the ocean. Most of all, it’s about staying genuinely connected to the people around you.
As a Seal Beach Realtor who has lived and worked here for nearly two decades, I’ve watched buyers fall in love with this neighborhood. It usually happens the moment they step onto the pier. Here’s why.

What Makes Old Town Seal Beach Different?
Old Town is the historic heart of Seal Beach…its most charming, walkable, and livable neighborhood. It’s often described as “Mayberry by the Sea.” That’s because it blends beautifully updated coastal homes with classic beach cottages, all within easy walking distance of the iconic Seal Beach Pier, the sand, and the surf.
Genuine small-town charm is increasingly hard to find in Southern California. However, Old Town Seal Beach is the exception. Mornings here start with a walk on the pier, coffee in hand. You watch surfers paddle out. Neighbors walk their dogs while kids bike down quiet streets. Before long, you stop, you chat, and you simply belong.
When you live here, you don’t plan beach days. They just become part of your daily routine.

Food is another reason people fall deeply in love with this neighborhood. In fact, Old Town’s dining scene punches well above its size.
Local Favorites Worth the Drive
Recently reopened after a fire, Walt’s Wharf remains one of Seal Beach’s most iconic restaurants, known for exceptionally fresh seafood. The caramelized salmon with garlic mashed potatoes and asparagus is a local favorite. Not surprisingly, the standout watermelon margarita is equally popular.
Mahé is an upscale coastal dining destination with a refined Pacific Rim menu. It’s especially well known for its sushi, including their Monday all-you-can-eat sushi at the bar. The Mahé Tini with pineapple infused Ketel One vodka and fresh pineapple and the popular cucumber jalapeño margarita are also guest favorites.
320 Main
320 Main is perfect for relaxed yet polished dining. It’s known for craft cocktails, tiki drinks, and a popular brunch. The burgers, sandwiches, steaks, and Bang Bang shrimp keep locals coming back regularly too.
Nick’s
Nick’s is famous for one thing above all else: the breakfast burrito. It was featured on Diners, Drive-Ins and Dives, and for good reason.
The Hangout is a laid-back neighborhood spot with a casual, come-as-you-are vibe. Cold drinks, good food, and the kind of crowd that makes you feel like you’ve been a regular for years.
Other neighborhood staples include Patty’s Place, Seal Beach Grill, and Avila’s El Ranchito (all flavorful and genuinely local).

Surf, Biking & the San Gabriel River Trail
Surf conditions vary depending on where you paddle out. The south side near the boardwalk gets quality winter waves with west swells. Meanwhile, the north jetty offers relaxed, uncrowded local surf year-round. No crowds, no attitude.
The Electric Avenue Greenbelt runs right through the neighborhood. As a result, it’s become a daily favorite for dog walking and leisurely biking. For longer rides and runs, the San Gabriel River Trail is a peaceful, low-traffic route just outside town.
Old Town Seal Beach, A Community Built for Families
Families are increasingly drawn to Old Town for more than just the beach. The Los Alamitos Unified School District is one of the most respected in Orange County. It offers strong academics without sacrificing the coastal lifestyle that makes this area so special.
Beyond schools, the neighborhood stays active year-round. Pickleball courts, beach paths, and neighborhood parks are all within walking distance. In addition, community events keep neighbors connected in a way you have to experience to fully understand. You’ll find residents who have lived here 30+ years alongside new buyers who couldn’t imagine living anywhere else.
- Los Alamitos Unified School District: One of Orange County's highest-ranked districts, with strong academics, well-resourced campuses, and an active parent community.
- Pickleball & Recreation: Courts, parks, and beach paths within walking distance. This is a community that actually uses its amenities.
- Dog-Friendly Neighborhood: The Electric Avenue Greenbelt and pier walks are daily rituals for the area's many dog owners.
- Year-Round Community Events: Seasonal markets, local events, and neighborhood gatherings make this "community" something you actually feel.
